Compliance & Maintenance Trainings: Learning HOTMA & NSPIRE

Introducing HOTMA & NSPIRE Compliance has been busy since the start of the year with several trainings to cover HOTMA for Section 8 and LIHTC, Housing Navigator, and Local Programs (IDP and 40B) Yardi implementation.  HOTMA is the Housing Opportunity Through Modernization Act which was signed into law in 2016. According to the Office of Multifamily Housing Programs, "HOTMA was intended to streamline processes and reduce burdens on housing providers." This act amends the definitions of family and earned income which affects public housing and Section 8 rental assistance programs. The regulations of this act came into effect at the start of 2024, so the Compliance Department has conducted several trainings to ensure all JMC employees understand the changes that this act has made for the multifamily sphere.  Maintenance Operations is also kicking off trainings in 2024 to teach our JMC employees about the new inspection model, National Standards for the Physical Inspection of

Union 346 Awarded LEED Gold Certification

Union 346 LEED Gold Certified  Union 346 was recently certified for the LEED Gold rating for Phase I. The mission of the LEED (Leadership in Energy and Environmental Design) certification program is to create a safe, healthy, and sustainable environment that improves the quality of life for all. This community was built with the intention of a greener future for our Somerville residents. According to the USGBC website , "To achieve LEED certification, a project earns points by adhering to prerequisites and credits that address carbon, energy, water, waste, transportation, materials, health and indoor environmental quality" and properties are awarded points that correspond to a certain level of certification. JMC Employees Earn ARM® Designation Sponsored by IREM®

JMC is an Accredited Management Organization with the Institute of Real Estate Management ( IREM ® ). which is, "... an international institute with the learning, certifications, and networking that property managers need to take on real estate management's most dynamic challenges." Most of JMC's Property Managers have earned the designation of Accredited Residential Manager (ARM®) sponsored by IREM. 12 JMC employees earned this designation in 2023 and 2 more employees earned the designation last week to kick off 2024. Leasing 101 Training

  JMC takes great pride in customer service as all new hires experience both virtual and in-person trainings to commence their property management career. Leasing 101 Training is the first in-person training that all new Leasing Consultants, Assistant Property Managers, and Property Managers take and it is often the most memorable training for our employees. Several members of the Marketing Department regularly schedule and perform these trainings throughout the year. The training takes place over the course of five days to teach and develop various skills needed for success. The trainers even take an interactive approach to put these skills to the test with various role plays demonstrated by trainees.  The first day covers the basics of handling phone calls and sales tools and ends with a live practice of a telephone role play so trainees can practice the concepts taught throughout the day.  Group ice breaker with puzzle to kick off class Day two focuses on ways to greet a prospect,

Holiday Managers Meeting in Cinematic Style The holiday season has been an eventful time of year for JMC with the annual holiday managers meeting and the company holiday party.  The managers meeting took place at a unique venue this year- a movie theater! JMC departments including Marketing, Human Resources, Accounting, Compliance, Operations, and Capital Expenditure all gave updates and projects to look forward to in 2024.  A 2023 highlight reel video was displayed on the big screen which was later followed by a special viewing of Top Gun: Maverick in the theater. The day concluded with 'The Corcoran' awards for staff and properties to recognize their efforts throughout the year. 2023: A Year in Review

2023 Development, Management, & Renovation Programs 2023 has marked a year of many achievements for JMC with several development projects, a new acquisition and partnership, assuming management for three properties, leasing up new communities, and the completion of many renovation programs. Although we reflect on accomplishments of the past year, JMC already looks forward to what's in the pipeline for 2024. Development Details Phase I of Union 346 has had a successful ongoing lease-up in 2023. The community also   won the Platinum Hermes Award for website design.   Phase II of Union 346 is located directly adjacent to Phase I with delivery in 2024. Continuing Education with Maintenance Managers

 Maintenance Policies & Procedures Workshop The Maintenance Operations team held a training at Pelham Learning Center  for all Maintenance Managers who were hired just prior to and during the pandemic. The daylong training covered sessions on our procure-to-pay system, maintenance policies and procedures, and everything else needed to be a successful Maintenance Manager at JMC . The first half of the training went into depth on topics such as the bidding process, painting and cleaning procedures, and apartment turnover procedures. The latter half of the day focused on the work order system, corrective and janitorial maintenance, inspections, preventative maintenance, staff responsibilities, reports, grounds, snow removal, safety, and personnel policies. As a result of participating in the workshop, these Maintenance Managers are now able to understand and uphold all JMC policies and procedures, complete forms accordingly, and recognize the importance of effective Maintenance Polici
